The Florence Roofers Who Ask What Came Before

We're a roofing company in Florence, Arizona, and much of our work is on houses that have already been through a roof or two. Before we suggest anything, we take time to learn what earlier crews did, what they left behind and what it means for your home.

Why the existing roof is where we begin

An older house seldom has just one roof. We come across shingles over shingles, tar patches where a swamp cooler once sat, an unused vent stack and flashing bent into shape decades back. Every one of those choices made sense to somebody then. Some are still holding. Others explain the ceiling stain that appears after the first monsoon storm.

That's why we approach the first visit like reading a record. We walk the roof, check the edges and each penetration, and go into the attic when we can, since the underside of the decking often reveals more than the top. On tile we lift a few pieces to see the underlayment, which tends to fail long before the tile. On flat sections we check the coating, the parapets and the scuppers where water drains off.

After that we sit with you and go over it in plain language, with photos of what we found. You'll learn which old repairs can stay, which need work now and which can hold for a few more seasons. Our goal is a plan you understand and can budget for, without surprises in the middle of the job.

How we work on your home

Old repairs get a fair look

We don't assume a patch is bad just because it's old. If a past repair is sound, we tell you so and leave it alone. If it's hiding soft decking or rusted flashing, we show you the photo.

Written estimates, line by line

Older roofs can hold surprises, like gapped board sheathing or a second layer nobody mentioned. Our written estimate lists each item and notes what could change once old material comes off, so you know ahead of time how we'd handle it.

Your household on job days

We talk through parking, pets and kids before we start. Plants and AC units near the work get covered, walkways stay clear and we sweep the yard for nails before we leave.

A straight repair-or-replace answer

Plenty of older roofs have good years left with the right roof repair. When roof replacement is the better use of your money, we explain why and pull the permit when the work calls for one.

Florence and the towns around it

Florence is home base, and we also work on roofs in Coolidge, Eloy, Casa Grande, Queen Creek, Gilbert, Chandler, Apache Junction and up the road in Superior. Across this part of Arizona the wear looks familiar: summer heat that bakes shingles and coatings brittle, sun that breaks down underlayment and monsoon gusts that pry at any loose edge. Older homes feel it first, so that's where we spend a lot of our time.

Tell us about your roof

If your house has a few decades behind it and you're not sure what's been done up top, a roof inspection is a good first step. We'll come out, take photos and explain what we find before we talk about any work.
