Gutter Work for Houses in Florence
For months our gutters stay dry. Then a monsoon cell drops an inch of rain in thirty minutes, and every leaky seam and plugged downspout gives itself away. We fix, replace and install gutters on Florence homes so the water goes where it belongs.
Why gutters matter in a dry place
Plenty of houses around Florence were built with no gutters at all, and some do fine that way. Problems start when roof water drops straight against stucco, pools at the slab, or cuts a trench along a walkway. On flat and low-slope roofs, scuppers and downspouts do the same job, and when they back up, water sits on the roof instead.
Older homes add their own wrinkles. We often find gutters patched three different ways by three different owners, downspouts that empty onto a later patio addition, or fascia boards that have been painted over rot. We look at the whole drainage path, from the roof edge to where the water ends up, before we suggest anything.
Sometimes the honest answer is a repair and a cleaning. Sometimes the old sectional runs are past saving and new continuous gutters, formed on site to fit each wall, make more sense. Either way, you will see photos of what we found and why we are recommending it.
What our gutter service includes
Seamless runs made on site
We roll aluminum gutters at your house to fit each run, so joints fall only at corners and downspouts. Fewer seams leaves fewer spots where sealant can bake dry in the Arizona sun and begin to drip.
Fixing the gutters you have
We seal leaky joints, rehang drooping sections, swap bent pieces and fix the pitch so water flows to the downspout rather than pooling mid-run.
Scuppers and drainage on flat roofs
On flat and parapet roofs we clean and reseal scuppers, install or replace leader heads and downspouts, and confirm the roof surface carries water to them.
Checking the fascia and edge
A gutter can only be as strong as the board behind it. We test the fascia for soft areas and tell you before hanging anything on wood that won't hold a screw.
Downspout layout and extensions
We point downspouts away from doors, slabs and stucco, and add extensions or splash blocks so runoff moves away from the house.
How to tell your gutters need work
Rain spilling over the front
When water pours over the outer edge in a storm, the gutter is plugged, too small or sloped the wrong way.
Streaks running down the stucco
Dark lines or peeling paint under a gutter usually mean a leaking seam or water slipping behind the gutter.
Sections drooping or pulling loose
Old spike-and-ferrule hangers work loose as the metal heats and cools every day. When a section leans out, it collects water and tugs harder on the fascia.
Grit and debris that stays put
Dust storms fill gutters with fine sand that sets up in downspouts almost like mortar. A downspout that stays quiet in a hard rain is probably plugged.
Washouts or puddles by the slab
Gravel washed aside, a groove cut in the yard or water standing against the slab after a storm all mean runoff is landing in the wrong spot.
Fascia that's soft or peeling
Blistered paint along the roof edge often covers wood that has been taking on overflow for years.
The steps of a gutter job
- 1
Walking the whole house
We check each run, downspout and scupper, test the fascia and track where water ends up after it leaves the roof. You get photos and a clear rundown of what we found.
- 2
An itemized estimate on paper
Every repair or new run, the downspout plan and any fascia work are listed on their own lines, so you can see the cost of each and choose what to tackle now.
- 3
Install day
Most gutter work wraps up in a day or less. We remove old gutters with care, set ladders on padded footing, roll new runs on site and fasten them with hidden hangers spaced for summer storms.
- 4
Hose test and tidy-up
We run water through every run to check the pitch and each joint, then cart off the old metal, collect stray screws and sweep the area.
What affects the price of gutters
We do not quote gutters from a satellite photo. The price depends on your house, the shape of the roof and what we find at the edge once we are up close. Your estimate shows each of these separately.
- Length and number of runs
- Total footage matters, but so does the number of corners, downspouts and end caps, since each adds material and labor.
- Height and access
- Two-story walls, tight side yards and roof edges above patios or landscaping take more setup time.
- Fascia condition
- Rotted or split fascia has to be replaced before new gutters go up. On older homes this is the most common surprise, which is why we check it first.
- Gutter size and style
- Larger gutters and oversized downspouts handle monsoon rain better and cost a bit more. We will tell you where the larger size actually helps and where it does not.
- Removal of old systems
- Taking down layered patches or old steel gutters adds time and disposal compared with a house that has none.
What people ask us about gutters
Something not covered here? (520) 376-0715
Do Florence houses actually need gutters?
Some don't. With a wide roof overhang and ground that slopes away, you may be fine without them. If runoff is marking the walls, wearing away the yard or puddling by the slab, gutters or rerouted downspouts pay off. We'll tell you plainly which group your house belongs to.
Could you repair my old gutters rather than replace them?
Frequently. Sealing seams, rehanging droopy runs and clearing downspouts can add years. When the metal is thin, rusted or patched all over, repairs no longer make sense, and we'll show you photos so you can decide for yourself.
Do gutter guards keep out dust storm sand?
Guards block leaves and bigger debris, but most let fine desert grit through. They can cut down on cleaning, though you'll still want to clear the system before and after monsoon season.
What if you find rot in the fascia?
We pause and show you before going on. With your okay we swap the bad boards, prime and paint them, and hang the gutters on sound wood. If the rot reaches the roof deck, we'll go over roof repair as its own item.
Can you handle flat roofs that drain through scuppers?
We can. Plenty of older houses in Florence, Coolidge and Casa Grande drain through scuppers in the parapet. We clean and reseal them, add leader heads and downspouts as needed, and make sure the roof surface sends water their way. If the membrane is worn out, a roof inspection comes next.
Get your gutters ready for the next storm
We will walk the house, photograph the drainage, and give you a written estimate you can take your time with. We serve Florence and nearby towns, including Coolidge, Queen Creek, Gilbert, Chandler and Apache Junction.
