Storm Damage Repair in Florence
When a monsoon cell rolls through Florence, it tests every weak spot an older roof has. We come out and photograph what moved, cracked or let water in. Then we sort fresh storm damage from wear that was already there and explain your repair options in writing.
How desert storms treat an older roof
Storms here hit quickly. A summer microburst can gust hard enough to raise shingle tabs, shove concrete tile out of line and curl back the edge of a flat roof. Then an inch of rain lands in thirty minutes on whatever got opened. Hail is rarer, but when it does fall it bruises shingles and cracks brittle tile.
An older house holds up differently than a new one. Years of Arizona sun dry out underlayment and sealants, so a storm finds the patch from fifteen years back or the parapet where the coating quit. We sort out which damage is fresh and which was already coming, and what that means for your repair and any claim.
Most storm calls wrap up with a focused repair. If the roof was nearly worn out already, we'll tell you so and explain roof replacement as one option, with no pressure.
What our storm damage repair covers
Photo documentation
We photograph every damaged area before we touch it, with close-ups and wider shots that show where each spot sits on the roof. You keep the photos.
Lifted and missing shingles
Wind-lifted shingles often lose their seal even when they lie back down. We reseal or replace them and check the nailing underneath, since roofs from past decades were sometimes nailed too high.
Displaced or cracked tile
We reset slipped tiles, replace broken ones, and look at the underlayment below. On a tile roof that has seen many summers, that layer is often what is actually failing.
Flat roofs, parapets and scuppers
We repair torn edges, blistered coatings and split seams on low-slope sections. We also clear and reseal scuppers so the next downpour drains instead of ponding against the parapet.
Flashing, vents and pipe boots
Storms loosen tired metal flashing and crack sun-baked rubber boots. We replace them rather than smearing more sealant over the problem.
Interior leak tracing
If water showed up on a ceiling, we follow it back from the stain to the entry point. Water often travels along rafters before it drips.
Signs the last storm left damage behind
Granules piled at the downspouts
A handful of grit is normal. A heavy wash after one storm usually means hail or wind scrubbed the shingle surface.
Tiles that look out of line
From the street, a tile roof should show tidy rows. A gap, a shifted course or broken pieces in the yard means water can reach the underlayment.
A new ceiling stain
Even a small brown ring after a monsoon rain is worth a look. Plaster and drywall ceilings can hide wet insulation well before the stain grows.
Standing water on a flat section
If water is still sitting on the roof a day or two after rain, a drain or scupper may be blocked or the deck may have sagged.
Debris and loose metal
Bent drip edge, a flapping piece of flashing or branches on the roof are all good reasons to get up there and check what is underneath.
What happens on a storm repair visit
- 1
Your call and a set time
Let us know what you saw and where. We pick a time that suits your household, and if water is getting inside, we go over easy ways to protect your things until we get there.
- 2
Checking the roof and attic
We go over the roof, check the attic where it's reachable and photograph it all. We flag old patches and aged materials so you can tell storm damage from everything else.
- 3
Estimate in writing
Your itemized estimate keeps storm repairs separate from older problems. If you're filing a claim, the photos and notes are ready to hand to your adjuster.
- 4
Repairs and cleanup
We cover landscaping and walkways, do the repairs and sweep the yard and driveway for nails and broken pieces. Before leaving, we show you photos of the completed work.
What affects the cost of storm repairs
Every storm repair is priced from what we find on your roof, not from a flat rate. The written estimate lists each item so you can see what it covers. On older homes, the biggest swing usually comes from what turns up under the damaged surface.
- Roofing material
- Matching a discontinued tile profile or shingle color takes more searching than a current product. Tile repairs also take more careful handling.
- Condition underneath
- If storm water soaked the decking, or the original underlayment crumbles when we lift tiles, that section needs more than a surface fix.
- How much area was hit
- A few lifted shingles on one slope is a short job. Damage across several slopes, plus flashing and vents, adds materials and labor.
- Roof shape and access
- Steep pitches, tall two-story walls and flat roofs hidden behind parapets each change the setup and how long the work takes.
Questions about storm damage repair
Something not covered here? (520) 376-0715
Do I call the roofer or the insurance company first?
A lot of homeowners have us check the roof before filing, so they know if there's real storm damage. We hand you photos and a written description to share. The adjuster decides what's covered. We explain our findings and can meet the adjuster on the roof if you'd like.
My roof has some age. Will the insurer say it's wear, not the storm?
Adjusters do weigh age and wear, and some policies handle roofs over a certain age differently. So our notes keep fresh damage, such as newly broken tile or creased shingles, apart from long-term aging. Clear evidence makes for an honest talk with your insurer.
Will a repair do, or is a whole new roof needed?
Usually a careful repair is plenty. If the roof was already failing in lots of places, repairs can become a cycle of spending, and we'll say so directly. You make the call once you've seen the photos.
Do you take storm jobs outside Florence?
We do, in Coolidge, Queen Creek, Casa Grande, Apache Junction, Superior and other nearby towns. More of the places we cover are on the Service Areas page.
Can an old repair be the source of my leak?
Past patches often look like shingles that don't match, heavy tar around a vent or a different coating color on a flat roof. We look hard at those areas because storms hit them first. When an earlier repair has failed, we redo it properly rather than piling on another layer.
Let's see what the storm changed
We will photograph your roof, explain what is new damage and what is long-standing wear, and give you a written estimate. If you just want a general checkup, our roof inspection is a good place to start.
