Roof Repair in Florence for Leaks, Worn Spots and Old Patches
Most roofs that leak don't need replacing. They need someone to find where the water actually gets in, often under a patch a previous owner added years ago, and fix that spot properly. We repair tile, shingle and flat roofs across Florence and nearby towns.
When Repairing Makes Sense
Repair is the right move when most of the roof is sound and the problem is in one place: a broken tile, lifted flashing, a split seam on a flat roof or a worn boot on a vent pipe. Fixing that spot correctly can give a roof many more good years. If that describes your roof, we'll tell you directly.
Older homes around Florence usually come with a backstory. We regularly see roofing cement layered over a valley, a swamp cooler curb sealed again and again, or a parapet patched with whatever was handy. Fixes like these tend to cover up the problem rather than solve it. Part of what we do is removing that old work so the repair goes onto solid material.
If the damage is spread across the roof, we'll show you photos and discuss roof replacement. We won't press for it when a repair will hold.
What Our Roof Repairs Include
Tile and the layer beneath it
Clay and concrete tile can hold up for decades, but the felt under it dries and cracks in Arizona heat well before the tile wears out. We take up the tile in the trouble spot, replace underlayment and battens where needed and lay the tile back, changing out any broken pieces.
Fixing asphalt shingles
We replace shingles that are missing or brittle, reseal tabs that have lifted and match the color as closely as the current roof permits. On older shingle roofs we make sure the shingles nearby can handle a repair without cracking.
Flat roofs, coatings and scuppers
Plenty of older local homes have flat or low-slope roofs behind parapets. We fix blistered or torn roll roofing, recoat worn foam and elastomeric surfaces and clean and reseal scuppers and drains so water runs off instead of standing.
Flashing and roof openings
Most leaks begin at chimneys, vent pipes, skylights and swamp cooler stands. We replace rusted or cracked flashing and worn pipe boots rather than smearing on more sealant.
Clearing away old repairs
We strip off old tar patches, built-up sealant and mismatched materials so the new work sticks to a clean surface. This step is often what makes a repair hold.
Signs Your Roof Needs a Repair
Stains on the ceiling after a monsoon storm
Brown rings or bubbling paint after summer rain mean water found a path in. The stain often sits a few feet away from the actual entry point, so it's worth having the source traced.
Cracked, slipped or missing tiles
Wind gusts and foot traffic from past service calls break tiles more often than people expect. A single gap exposes the underlayment to direct sun and rain.
Water around the swamp cooler
Cooler stands and their ductwork openings were often added after the roof went on. If you see rust lines, damp drywall or drips near the cooler vent, the curb seal has likely failed.
Ponding or blistering on a flat roof
Puddles that sit for days or bubbles in the surface signal drainage problems or a coating that's lost its grip. Both get worse each season.
Shiny black patches you didn't put there
Thick roofing cement on valleys or around pipes usually marks an old leak someone tried to stop. It cracks in the heat and tends to let water back in.
What a Repair Visit Looks Like
- 1
Inspection comes before pricing
We go over the roof, look at the attic or the ceiling under the leak when possible and take photos. You see them and hear our read on what's going on.
- 2
An estimate for the exact repair
Your itemized estimate names the spot, the materials and how we'll handle any old patching. If something might surface once the roof is opened, we mention it up front.
- 3
The day of the repair
Most repairs run from a few hours to a full day. We cover plants and walkways under the work, keep the cooler or AC on when we can and tell you each time before we come off the roof.
- 4
Cleanup and a last look with you
We cart away old tile, shingles and debris, sweep for nails and send photos of the finished repair so you know just what's on your roof.
What Sets the Price of a Roof Repair
A repair price depends on what we find up on the roof, so we inspect first and write the estimate down. On older houses, the largest unknown is usually how much past patching has to come off before the actual repair can begin.
- Type of roof and slope
- Lifting and resetting tile takes longer than working with shingle, and steep roofs need added safety setup. Flat roofs are simpler to walk but may need a whole section recoated.
- What's under the surface
- Soft decking or rotten battens mean more material and labor. If we find them, you'll see photos.
- Earlier patches to strip
- Built-up tar or mixed materials take time to remove so the new repair can bond.
- Finding a match
- Tile profiles that are no longer made or older shingle colors can be tough to find, which can change both the price and the timeline.
Roof Repair Questions We Hear Often
Something not covered here? (520) 376-0715
Can you just patch the leak, or will I need a whole new roof?
In many cases a targeted repair is all you need. We decide after looking at the whole roof, not just the wet spot. If replacement is the more sensible choice, we'll explain why with photos so you can judge for yourself.
My tiles look fine. Why is it still leaking?
Tile is mostly a sun and weather shield; the underlayment beneath it does the waterproofing. In our heat that layer can wear out well before the tiles do. We lift the tiles in the affected area to check and replace it.
Should I get my roof repaired before monsoon season?
Spring is a good time, because summer storms bring wind-driven rain that finds every weak spot at once. Scheduling earlier also gives you more choice of dates. A roof inspection is a sensible start if you're not sure what needs attention.
Will you match my existing roof?
We work hard to match tile profile and shingle color. On older roofs an exact match isn't always possible, and sun-faded material will look slightly different from new for a while. We'll show you samples before the work starts.
Do you work outside Florence?
Yes. We repair roofs in Coolidge, Queen Creek, Casa Grande, San Tan-area towns like Gilbert and Chandler, and out toward Superior, Eloy and Apache Junction.
Let's Track Down the Source of the Leak
Describe what you're noticing and we'll book a time to come see it. Before any work starts, you'll have photos and a written estimate.
